What is a paid assessment letter for an Illinois condo sale?

A paid assessment letter is a short statement from the condominium association confirming the status of the selling unit's account — whether assessments and other charges are paid current, and if not, exactly what is owed. Title companies and closing attorneys request it so the buyer doesn't inherit hidden association debt; it works alongside the lien and account statement required by 765 ILCS 605/22.1(a)(2) and Section 9 of the Condominium Property Act.

Who signs it

An officer of the association — in a self-managed building, usually the treasurer. It should state the unit, the date, any unpaid amounts, and the officer's name and title. 22.done generates one automatically as part of the disclosure packet.
