How long does a condo association have to provide a 22.1 disclosure?
Ten business days. Under 765 ILCS 605/22.1(b), the association's principal officer (or designated officer) must furnish the required information within 10 business days of a written request. This was shortened from 30 days by an amendment effective January 1, 2023.
The contract may be faster than the statute
Purchase contracts often set their own disclosure deadlines, and attorney-review timelines in a live deal can effectively demand a faster turnaround than the statutory 10 business days. For a self-managed board, the practical rule is: start assembling the packet the day the written request arrives.
What counts as the request?
A written request — typically a letter or email from the selling owner or their attorney. The clock runs from that request, so date-stamp it and keep a copy with the packet you produce.
